Before the house goes on the market it is worthwhile investing some time sprucing it up! When preparing your home for sale consider :
How much should you spend? When preparing your home for the market the general rule is to spend as little money as possible. Feel free to make relatively inexpensive upgrades to your home, e.g. painting the lounge, replacing broken door knobs, but avoid undertaking major renovations, e.g. remodelling the kitchen. Exterior appeal Work at enhancing your homes exterior appeal before attending to the interior. This should be your first priority as the exterior of your home provides a buyer’s introduction to your home. If the exterior repels a buyer, they are unlikely to investigate the inside of your home. Imagine you are a potential buyer. Stand across the street from your property and study it. Would you be impressed with the street appeal and want to look further? Look over the following list of areas that may need attention when preparing the exterior of your property.
- Lawn. Keep them green and cut with trimmed edges.
- Shrubs/Trees. Trim branches where necessary and remove any dead limbs.
- Garden Beds. Plant colourful flowers. Add mulch to beds & remove any weeds.
- Paths. Keep then swept and free from weeds.
- Windows. Thoroughly wash and repair any broken windows or screens.
- Eaves. Wash and remove spider webs.
- Junk/Rubbish. Remove all rubbish and unwanted belongings.
Interior Appeal Having prepared the exterior of your home, turn your attention to the interior. Again look over the following items that may need attention.
- Clean/Remove Clutter. Clean every room in your house thoroughly and remove any clutter. This has the effect of making your home appear more spacious.
- Carpet. Have your carpets professionally steam cleaned
- Painting. Painting chipped or dirty walls is said to give you the best return for money spent. Neutral colours are best.
- Damage. Repair any damaged tiles, wallpaper or plaster.
- Plumbing. Replace any broken taps and fix any leaking taps.
- Benchtops. Keep them clean and clear.
- Plants. Consider buying some indoor plants.
Show Time!
- Fill the house with light. Open all the curtains and blinds and switch on the lights.
- Make the house smell beautiful. Fresh air is good in summer and spring. Alternatively you may use an oil burner, brew coffee or bake biscuits.
- Put out fresh towels, tea towels & table cloths.
- Make sure the house is a comfortable temperature. Warm in winter & cool in summer.
- Give your agent a key to the front door.
- Make yourself scarce!
List Your Features There is a good possibility that the features you liked about your home/unit could be the same ones a new owner will find attractive. Make a list of these and give them to your agent to help capitalise on them.
